Requirements:

Languages: Candidates must have knowledge of the English Language
Education: Candidates should have High school graduation or Fourth Class Power Engineering Trades Certification (2 years)
Experience: Candidates should have 2 years of related experience

Physical Requirements:

  • The candidates should be able to lift and move heavy materials and equipment often and able to work in awkward positions often
  • The candidates should be able to work in confined spaces often and able to focus on a variety of source data and computer for short periods occasionally
  • The candidates should be able to experience short periods of intense concentration while working on complex maintenance systems occasionally
  • The candidates should be able to work from heights often and may be exposed to potentially harmful materials occasionally
  • The candidates should be able to work in an environment where protective measures must be taken to avoid exposure to equipment noise, heat, dust, and fumes often
  • The candidates may be exposed to raw sewage and may need to work irregular hours

Other Requirements:

  • The candidates should be able to organize and prioritize work and understand and apply the techniques of building maintenance and repair and applicable safety standards and acts
  • The candidates should have a basic level operation of a personal computer and a working knowledge of building control systems (DDC), maintenance management systems (CMMS), and energy management systems
  • The candidates should be able to use hand tools and power equipment and should be able to read and understand building drawings and specifications
  • The candidates should maintain accurate records and should establish and maintain effective working relationships and required to obtain criminal record clearance
  • The candidates should be able to deal effectively with the public and outside agencies and must possess a current and valid Class 5 B.C. Driver’s Licence
  • The candidates should be able to work safely on job sites and hold a Basic Building Operator’s, or two Building System or Building Fabric courses such as Basic Refrigeration, Carpentry, Heating, or Plumbing certificate (60 hours) and should hold a Manlift Operator Certificate (8 hours)

Responsibilities:

  • The candidates should be able to perform routine maintenance and troubleshoot repairs during component failures for HVAC systems, including boilers, chillers, cooling towers, ventilation, and air conditioning systems
  • The candidates should be able to check and adjust pressures, replace pumps, motors, belts, filters, and gaskets as required for HVAC systems and able to check boiler temperatures and test and adjust the chemical balance in heating system water
  • The candidates should be able to perform minor electrical work to boilers, such as three-phase motors or controllers, low voltage controls, and branch wiring, adhering to BC Safety Authority Regulations
  • The candidates should be able to perform minor repairs and adjustments to building fabric and related systems, such as interior walls, ceilings, flooring, furniture, roofing, windows, doors, and overhead doors
  • The candidates should be able to perform repairs and adjustments to building plumbing and electrical systems, including washroom fixtures, pumps, domestic water systems, fountains, lighting repairs (ballasts), switches, and thermostats
  • The candidates should be able to conduct routine inspections on emergency generators and service and test life safety equipment such as emergency lighting and fire extinguishers
  • The candidates should be able to assess requirements and provide routine services to building occupants, perform routine building inspections, and document repair requirements and able to provide technical assistance in capital project work as required
  • The candidates should be able to purchase applicable supplies, obtain quotes and approvals for contractor services, monitor, review, and report on the work of contractors and city staff providing maintenance and repair services at assigned sites
  • The candidates should be able to operate a computerized maintenance management system (CMMS) by entering preventative maintenance data, processing work orders, reviewing monthly maintenance work, and recommending work schedules to supervisors
  • The candidates should be able to independently monitor and adjust daily automated building control systems (DDC), perform routine diagnostics for DDC issues, anticipate and forecast equipment failures through trend logs, analyze DDC programming to troubleshoot system irregularities, and create and print building access activity reports, reconcile credit card statements
  • The candidates should be able to operate a vehicle to transport materials and equipment, operate equipment such as power tools, pressure washers, and man lifts, and maintain and operate mobile fuel tank cleaning systems, maintaining tools and equipment
