Requirements:

Physical Requirements:
- The candidates should have the ability to work flexible hours and travel to various locations throughout the City
- The candidates should have the ability to respond to after-hours facility needs and other on-call responsibilities, including evenings, weekends, and holidays, as required. Given the nature of SSLTC 24/7 operations, this role requires schedule flexibility
- The candidates should have the ability to respond to building or mechanical emergencies and priority situations by anticipating problems, making decisions, marshaling, and deploying appropriate human resources, and preparing regulatory documentation
Other Requirements:
- The candidates should have an equivalent combination of education and experience and Building Operator certification, or Facilities Maintenance certification
- The candidates should have considerable experience working in all aspects of building systems, including heating, ventilating, and air conditioning (HVAC) systems, electrical and plumbing systems, and accessibility
- The candidates should have considerable experience developing and implementing a comprehensive facilities or building preventative maintenance and conservation program for all equipment and amenities
- The candidates should have considerable experience leading a team of unionized maintenance and technical staff and developing collaborative internal and external business relationships
- The candidates should have experience working in a public sector and/or 24/7 healthcare or long-term care setting
- The candidates should have experience in project management within large complex organizations, and Project Management Professional Certification (PMP) from the Project Management Institute
- The candidates should have highly developed interpersonal skills with the ability to effectively communicate both orally and in writing at all levels of the organization, including elected officials, internal and external clients
- The candidates should have comprehensive knowledge of common building operational policies, various related acts, and legislative regulations, including but not limited to WHMIS, Ontario Building Code, Fire Code, Electrical Code, Technical Standards & Safety Act (TSSA), Occupational Health and Safety Act, Construction Lien Act, and Accessibility for Ontarians with Disabilities Act (AODA)
- The candidates should have comprehensive knowledge of Collective Agreements covering unionized City Workers in C.U.P.E. Locals 416 and 79, Provincial Collective Agreements covering certified Trades staff in Technical Services (Carpenters Local 27, Electricians Local 353, Plumbers Local 46, Painters, and Graphic and Sign Writer, Local 557), and knowledge of Ministry of Long-Term Care – Fixing Long-Term Act
Responsibilities:
- The candidates should be able to implement detailed plans and recommend Facilities policies or procedures regarding program-specific requirements and evaluate staff performance, approve salary increments, and provide feedback and supervise the delivery and contracting of facility and mechanical services to ensure construction, installations, maintenance, and repairs meet legislative requirements for the Long-Term Care Home infrastructure
- The candidates should be able to supervise, motivate, and train assigned staff, ensuring effective teamwork, high standards of health and safety, work quality, organizational performance, continuous learning, and encouraging innovation in others and supervise the day-to-day operation of all assigned staff, including scheduling, assigning, and reviewing work, and authorizing and coordinating vacation and overtime requests
- The candidates should be able to set up and administer a comprehensive facilities or building preventative maintenance or conservation program for all equipment and amenities under their jurisdiction in consultation with the Manager, Facilities Management and manage the safe operation of mechanical, electrical, HVAC, plumbing, life safety systems, and ensure the building envelope and grounds are maintained to standards
- The candidates should be able to manage a safe and healthy environment by ensuring proper cleaning and lifting techniques and the safe removal of biohazards and conduct building inspections, develop work plans, and implement cost-effective solutions following good facilities management practices
- The candidates should be able to ensure that the infrastructure and physical assets of the facilities are conserved and maintained by identifying needs and managing programs in consultation with the Manager, Facilities Management and respond to building or mechanical emergencies and priority situations by anticipating problems, making decisions, and deploying appropriate financial and human resources
- The candidates should be able to supervise staff and contractors involved in repair or maintenance and installation of various systems including walkways, parking lot lighting, electrical services, mechanical systems, security systems, and more
- The candidates should be able to review plans for minor repairs and projects, determine material, equipment, and personnel requirements, and provide recommendations to resolve installation and maintenance issues and supervise activities related to minor building renovations, glass replacement, repairs or maintenance of amenities, painting, signage, fencing, and welding services
- The candidates should be able to maintain computerized records concerning preventative maintenance programs, work performance, building mechanics and structure, equipment inventory, and staff evaluation and ensure compliance with Collective Agreements covering unionized workers and Provincial Collective Agreements for certified trades staff
- The candidates should be able to ensure work quality and service meet departmental standards and compliance with all legislative regulations, including WHMIS, Building Code, Fire Code, Electrical Code, TSSA, the Ministry of Long-Term Care Act, and the Occupational Health and Safety Act
- The candidates should be able to act as a Supervisor under the Occupational Health and Safety Act, ensuring adequate training, safety equipment, and safe work procedures are in place to develop a strong safety culture and respond on-call for 24/7 emergency support due to the nature of SSLTC’s operations
